How to Cool an Older Oakland House

Options for houses built before AC was normal.

Updated October 28, 2026

Oakland built much of its housing long before home air conditioning caught on. The population doubled after the 1906 earthquake, and builders added about 13,000 homes from 1921 through 1924. In 2023, ABC7's look at Census housing survey data found air conditioning in roughly 50 percent of homes across the San Francisco metro area. If yours is one of the homes without it, there are four realistic paths. Call (510) 288-2541 to talk them through with a contractor.

Ductless indoor unit mounted near the ceiling of a bright room
Ductless heads need only a small hole through the wall.

Window or portable units

The cheapest way to start, with no contractor needed. They are loud, though, and old double-hung and casement windows can be awkward to fit. Single-hose portable units pull warm outside air into the house as they run. They work for a bedroom or two on the few hot nights a year.

Ductless mini-split heat pumps

One outdoor unit feeds one or more indoor heads through a small hole in the wall, and each head heats and cools its own room. This suits houses with wall furnaces, floor furnaces or radiators, where there are no ducts to reuse. The mini-split page covers upkeep and common faults.

A heat pump on the existing furnace ducts

If the house already has a forced-air furnace, a heat pump can replace it or work beside it on the same ducts. Crawlspace ducts in old houses are often leaky or too small for cooling, so expect the contractor to check and seal the ducts as part of the job.

New ducts and a central system

The most disruptive option, usually done during a remodel. Ducts go through the attic, closets or the crawlspace. If space is tight, ask about high-velocity systems that use small flexible ducts.

What Oakland heat means for sizing

Heat varies across the city. Flatland neighborhoods with little tree cover can be around 5 degrees hotter than the leafy hills, per the City's sustainability manager, while the 2024 heat waves pushed parts of the Oakland Hills past 100. A west-facing top floor in either place may need more cooling than the rest of the house, and a room-by-room load calculation sorts that out.

Questions about Cooling older homes in Oakland

Which option costs the least to run?
Ductless heat pumps tend to be the most efficient per room, since no air is lost in ducts. Window units cost less up front but are usually less efficient.
Do I need a permit for a mini-split in Oakland?
Yes. The City requires a permit for mechanical and electrical work, and a mini-split involves both. Ask the contractor to pull it.
